Qualified borrowers may purchase without a down payment.
VA loans do not require monthly mortgage insurance. Homeowners insurance, flood insurance when required, and other property costs remain separate.
Eligible borrowers may be able to use the benefit more than once.

LEARN BEFORE YOU DECIDE
For more detailed questions about eligibility, appraisals, fees, and closing costs (charges for obtaining and completing the loan, separate from the down payment), visit the VA Loan Guides →
What to check: Ask which borrower and property conditions remain before treating a preapproval as final approval.
What to check: Request the estimated cash to close—the money due after deposits, credits and adjustments—not only the down payment.
What to check: Ask whether you are exempt and whether any fee is paid at closing or added to the loan balance.
The benefit may be used again. Your prior loans, remaining entitlement and any required restoration determine the available path. Restoration means returning previously used benefit entitlement; it is not automatic in every situation. Borrower and property qualification still apply.
What to check: Have your COE and prior VA loan history reviewed before assuming the same down-payment treatment as your first purchase.
The appraisal estimates value and checks VA minimum property requirements—basic safety, soundness and sanitation standards. It is not a comprehensive inspection and does not identify every defect or guarantee the home’s condition.
What to check: Consider a separate home inspection and ask which appraisal conditions must be resolved.
What to check: State whether your goal is payment stability, a different term or equity cash, then compare the new balance, complete costs and repayment term.

An IRRRL refinances an existing VA-backed mortgage; it cannot refinance a non-VA mortgage into a VA loan. The proposed refinance must also meet the applicable VA benefit, timing and lender requirements. Read VA’s explanation
A VA cash-out refinance may be a path for an eligible borrower refinancing a non-VA mortgage, subject to loan and property review. Review cash-out refinancing →
A Certificate of Eligibility (COE) documents VA home-loan benefit eligibility and entitlement information; it is not mortgage approval. The lender separately reviews the borrower’s finances, the proposed loan, how the home will be used and the property. Read VA’s explanation
