A California Plan

The loan is only one part of the offer.

Before making an offer, confirm estimated cash to close (the money you need to bring to closing after deposits, credits and other adjustments), property condition and insurance availability. Match the appraisal (a professional estimate of the property’s value for the loan review) and document deadlines to the purchase contract.

Know the usable benefit

Review the Certificate of Eligibility, available entitlement (the VA benefit amount available to support a lender’s loan guaranty), and how you plan to use the home.

Prepare the financing

Evaluate income, credit, assets (money and other resources you own), debts, estimated payment, and cash-to-close.

Connect loan and property

Consider appraisal, property requirements, timeline, and offer structure together.
California VA (U.S. Department of Veterans Affairs) Refinance

Review the current loan and proposed costs

Use the VA refinance comparison for loan-type differences, costs and time to recover refinance costs. Include current property expenses when reviewing a new payment.
VA IRRRL

Streamline an existing VA loan

VA Cash Out

Restructure or access equity

Read the cash-out guide for equity (the property’s value minus debts secured by it) access and loan restructuring.

Questions before choosing a home in California

What should I review before making an offer?

Connect your financing review with the selected property’s condition, insurance information, estimated taxes and cash needed at closing. Use the purchase guide for the loan process.

Research each address separately. Consult the regional guides and official property or hazard records, then obtain insurance information for the home you are considering.

The California regional guides cover installation-related planning and property questions. Choose the community you are considering; the guides do not represent offices on the installations.
Use the eligibility guide for service and COE (Certificate of Eligibility, the VA document showing your home-loan benefit eligibility) questions, the entitlement guide for guaranty (a promise to cover part of a lender’s loss if the borrower defaults) questions, and the refinance comparison for IRRRL (Interest Rate Reduction Refinance Loan, a VA option for refinancing an existing VA-backed mortgage without taking equity cash out) and cash-out paths.
For official benefit information, visit the U.S. Department of Veterans Affairs.

Questions to resolve before your next step

Is a federal VA loan the same as a CalVet home loan?
Do not use the names interchangeably when comparing offers. California offers CalVet home-loan information through its state program; this guide explains federal VA-backed financing. Ask which program is actually proposed and compare its documents, costs and obligations. This reference does not state that American Veteran Mortgage offers CalVet financing.
