Replace mortgage

A VA (U.S. Department of Veterans Affairs) or eligible non-VA loan may qualify.

VA Cash-Out Refinance

Equity can support a goal but the new loan must fit.

A VA Cash-Out Refinance replaces the existing mortgage with a new VA-backed loan. When eligible, a borrower may receive part of available equity (the property’s value minus debts secured by it) at closing. VA: cash-out refinance eligibility.

The right starting point

Define the purpose before the loan.

Compare the equity goal with the new balance, payment, term, closing costs (charges for obtaining and completing the loan, separate from the down payment) and total interest.

Review your cash-out goal and current loan.

What may be required for a cash-out review.

Income and credit

Document income the lender can count, debts, assets (money and other resources you own), credit history, residual income (income left for family living costs after the expenses counted in VA’s loan review) and ability to repay the proposed loan.

Appraisal

A VA appraisal ordinarily establishes value and reviews minimum property requirements (VA’s basic property standards for safety, soundness and sanitation). Title standards also apply.

Occupancy and liens

Main-home occupancy, entitlement (the VA benefit amount available to support a lender’s loan guaranty), existing liens, seasoning (the required time or payment history before a loan can be refinanced) and program requirements must be verified.

VA Cash-Out guidance for California and Florida homeowners.

CALIFORNIA

Review California equity and costs.

For a cash-out comparison, subtract current liens and closing costs from the proposed loan amount to estimate proceeds. The appraisal and lender review determine what is actually available.
Florida

Review Florida equity and costs.

Obtain current insurance and tax estimates alongside the proposed mortgage payment. Equity proceeds and monthly affordability are separate questions.
Send documents only through AVM’s approved secure process not through this checklist.
VA Cash-Out Questions

Clear answers before you use home equity.

Does my current mortgage have to be a VA loan?

For a VA cash-out refinance, an eligible borrower may replace a VA or eligible non-VA mortgage with a VA-backed loan. Eligibility alone does not establish approval or available cash; entitlement, income, credit, property value, existing debts, costs and program rules must also be reviewed. Read VA’s explanation

Available cash from a VA cash-out refinance depends on the approved loan amount after existing liens and applicable costs are paid. Property value alone does not establish proceeds; the appraisal, available entitlement, borrower qualification, VA rules and lender limits also matter. Read VA’s explanation

A VA cash-out refinance replaces the existing loan and may provide equity proceeds, while a VA IRRRL (Interest Rate Reduction Refinance Loan) is generally used to refinance an existing VA loan without taking cash out. Review the IRRRL guide

Example: calculate what replacing the loan changes

Decision example: For a renovation goal, compare the new balance, payment, total costs and cash received against the current mortgage and another financing option. Equity is not a cash entitlement, and a lender must review the full application.
